Their is so many new names on here that it is impossible to answer all. But if you really want to succeed. Read and read and read some-more, Talk to other investors that are successful, And then read some more. It took me almost 9 months before i did my first deal. But when I started this i new I wanted to succeed and was willing to do the work. I have done 50 deals in the last 18 months with 0 money, bankruptcy and no JOB. And yes I did join the success acamandy and yes I did use them. I have used almost all of Deans strategies in one form are another just to see if they would work, Ans guess what they do. If i can help let me know. But please put in the time to know what you want to do. This is really easy if you are willing to put in the footwork and learn. A lot easy then a 4 year degree and a lot more profitable.

This is real good advise Randy. You are proof that you don't need money, but you had a plan. Some of us newbies jump in on fire wanting to make a deal but have not put a plan together to get from the offer to the close.

The very first deal I did was ans assignment. the reason I did it was because everyone told it was not legal. After that most of my deals have been subject to existing loan. I do go into detail on this in my journal.

The Proven No money Down System For Today's Market

Does anyone know if the PROVEN NO MONEY DOWN SYSTEM FOR TODAYS MARKET work in Philadelphia, P.A.?
I've talked to a few People about the ways the deal works and they keep telling me its illegal.
Has anyone on this website ever use Dean's strategies in PHILADELPHIA, P.A.?

I have not done a deal in your state. But have in three states were everyone told me it wouldn't work but it did. You must remember when someone doesn't know how to do it its easy to say no instead of finding away to make it work.

Does anybody know?

We ran across a home that the owner passed away in and are wondering what depreciation if any this has on the market value of the property. In California this must be disclosed for a 3 yr period is what my agent tells me. Has anyone dealt with a property of this nature? Was it difficult to dispose of or rent out?

No sometimes I get the person I am getting the house from to make a couple of payments, Due to the economy. So if I get it gone quick I get money from both parties for a couple of months.

Hello Randy I am a newbie with a question. I didn't know where to start so I just started posting ads online and flyers in town. I have contacted several sellers and only a few buyers so far, I have called a few agent offices knowone intrested yet but I'll keep at it.I have also called an attorney's office and asked if he has ever dealt with assignments and his assistant called me back and said he was intrested and set me up an appointment is this a good thing.well I hope im not wasting your time with this I would appreciate if you could let me know what you think and if I am heading in the right direction or not thanks and God Bless to you and your Family.


Newbie wanting to succeed

Thanks for starting this forum. You are an inspiration to us all with your perserverance and obvious tenacity to succeed.

I feel as though we have a lot in common. I started with Dean's Think A Little Different course several years ago, but did not follow through. I can make all the excuses in the world, but the bottom line is that I was scared to death and let others (and myself) talk me out of it.

Anyway, I have recently re-motivated myself, purchased SFL and am stoked about seeing this through. I really wanted to join the Success Academy, but could not afford it. I feel as though I need the mentorship to keep me on track. Right now I plan on being active on this site and using it to my advatange. It's obvious that there is enough knowledge and generosity from fellow members to help prod someone like me along. I know that I am just stubborn and determined enough to succeed.

So...keep on posting and motivating, and I'll see you at the TOP!!!

I really think the most of us have fear, And it really makes it hard when you don't have the support around you. I wished I had used this site when i started, But I didn't. But I did use the success acamandy all the time. I do know taking action does help get reed of the fear. I am definatly going for it.
I was a little scared of what the attorney would think or say or if he would even continue with the appointment once he sees how young I am, and notices that I have no money to purchase a home.
But I guess the worst thing that could happen is to have him tell me I'm crazy, and I could handle that.

So nice to hear

I have to admit I'm laughing after reading Carol's post b/c I'm so happy to hear someone else say they're crazy too! Laughing out loud I'm a newbie also, and am so darn scared to make that first move! But I'm fighting that little voice telling me I'm nuts for doing this. Or maybe I should just harness it and let it egg me on! I know other people I tell about what I'm doing think I'm crazy! I've seen it in their faces even when they try to be polite. BUT you all are the only proof I need to know that this will work!!! So thank you Randy for starting this forum! I've already told you that you're inspiring, so keep it up! And as for Carol you're my new cheering section. When I gt scared I'll just remember how crazy we all are and remeber how successful you've become. I hope to be just like you guys someday!
