Gotta have BUYERS!!!!! I spent 30 minutes yesterday on CL and picked up 3 wholesale and 2 retail buyers. So follow Tina's advice and do the the 12 steps the DG way. It's really not that hard to do.

Raymond-- Qualified Buyers

Hi Raymond, forgive me, I've seen your posts a lot lately, but I didin't go back and review exactly where you are right now in your progress, so some of this may be unnecessary for for yoo, but helpful to others.

Getting buyers is good and great, but they must be qualified-- DG way is to listen; ask them to tell you about their deals and you'll find out most of what their criteria is. Listen between the lines to find out how liquid they are (or ask them), discover how many the wish to do per month or per quarter, what specific criteria they have, type, age, condition/ amount of repairs, will they rehab or do they want move-in-ready, where? some have a specific rectangle in town, others are broader, how much? a certain percentage under comp-- all in, or less repairs and your fee, or is your fee on top ok?, or do they want under a specific dollar per sq ft, and how exactly. Are they buy/hold (landlords) or buy/fix/flip guys? Qualify them. Then build so you have all types of QUALIFIED LIQUID (or quasi liquid, meaning they will use some Hard Money too), and you have all levels (of price range & age), and all frequencies (per month/ per quarter, onsie twosies) covered. Build, Build, Build until you have this, then stay open and invite other buyers-- you always need more for back-ups, etc. in your data base.
Then you search and strive to get accepted offers on the various criteria your buyers have outlined for you (or you have extrapolated from them).
Then match them up. You'll have your deals sold before you lock-up.

tina said it best......IF POSSIBLE the key is to have your deals SOLD before even locking them up !!!! i like to market things even BEFORE i lock them up !!! i list them and BUILD MY BUYERS LIST BEFORE locking them up...not all buyers r QUALIFIED as you know BUT peoples needs and wants change dailey so it is VERY IMPORTANT to keep all calls and info from EVERY potential buyer. for FUTURE review !!! great info from everyone here !!!

I have learned the hard way that people's needs change daily. Keeping in touch with your buyers and building those relationships is really important. I like the 12 steps and the tough love approach. Most people on this site are so willing to help, but the buyers list is crucial.

HI EVEY BODY.....

THIS IS just about the only thing I've been doing- THE BUYER'S LIST- for the last two days. Not complaining at all....been sick, and now it's - get caught back up,time. And I did pick up a buyer- or four,or five...lol. I also got invited to a REI get together. I also pulled 17 FSBO'S off the net......(that's just the one's I talk to today, not the one's I left messages).

I hope I don't sound like I'm just sounding busy....I am putting everything I got into this.....and yeah, I do still believe it's gonna work !!! It just seems like it's been forever since I first started. But with me getting sick - it really took me off schedule....I'm getting there, it's just taking a little longer. Do I sound like I'm whining....not meant to....not looking for sympathy either....I know what i gotta do....

ANYBODY WANT TO DO THE SAME...LOL

the buyers list is the most impotant part of a deal !!!! you can get hundreds of deals either yourself or with help but finding REAL BUYERS and KEEPING them is something one needs to RESEARCH,LEARN and keep learning how to create over and over!!

How to perform an online search?
 Choose a search engine (google, yahoo, or bing)
 Put in keywords into and area and hit search
What results might include?

 Might find duplicate listings = aggressive investor marketing
 Stay away from results that have multiple states listed & fill in forms only without contact information
In results look for the following:
 Local phone numbers
 Local mailing addresses and 800#’s
What need to gather?
 Any contact information for investor (phone, website address, email address, mailing address), what specialize in, where information was listed, etc.
 Prefer phone number so can call
What to do with information?
 Call phone number
 Try different times on different days to reach
 VM - Refer to property might be interested in buying them or you might be in there’s
 Approaches to phone call for gathering information
o Ask what interested in buying – direct script
o Ask what has for sale – reverse script
Action Items:
 Perform Search online with combinations of different words with location designated
 Weed through results
 Collect contact information
 Call phone numbers have for investors
 Gather investment criteria for each investor find - qualify investors
 Gain a list of at least 10 qualified investors

Build buyers

I have explained on other posts but will add to this also how I build my buyers list with Facebook
First you have to have a Facebook account
Then- create groups such as-- your town online real estate
In my case I live in a small town called Brushton so I created " Brushton online real estate group
Then added all my friends list and asked them to add their friends
I stated this group is for anyone who is looking to rent , buy, sell real estate in Brushton area.
I then created multiple groups for adjoining towns and added all friends list.
Then I posted pics of the properties I had and WHAM I had an INSTANT AUDIENCE to sell too.
Also everyone who had something to sell I had first crack or view at.
This works like MAGIC !!! 90 % of my buys and sales are CREATED with this strategy.
