hi all,thanks for all the very informative info from each and every one of you !! have been reading posts for awhile and thought it was time to start.
i have read both books profit from real estate now and be a real estate millionaire.after reading half way into profit from real estate now i had to check into the academy.when i called i was VERY sceptical of everything because i only have seen dean on info 1 time then ordered the books.before i knew it it was 10:pm at night and on the phone with pmi for 1 hr.finally after asking 100 ?'s i said yes to the coaching!!! after putting what i thought was alot of $ on my credit card i wanted to call back to cancel.i typed in deans name on the internet and got something about na scam then i was really worried until i read the entire story.i caannot remember it all but said this group or persons checked him out and he IS A REPUTABLE GUY and backs all his dealings in short story.man did that make me feel better i did not call to cancel and could not wait to get my material.the next day i was still very nervous about spending that amount! i kept reading and reading . have been in coaching program for about a month and the coaches have been great although i havent called in as often as i should because i am trying to do all the steps in the course. all for now hope to write more soon.thanks to everyone who shares their knowledge what a great site !!!!!

Sounds like things are already moving in 2010. Deal #5 will happen before long. I am sure you will come up with something that will work out for both of you. its funny how you think you are ready to get a deal and ANOTHER deal just pops up in front of you.i thought this 3 bdrm sfh would be my deal #5 but now have a offer accepted on the 30*100 storage building .the owner originally wanted 15000. i made an offer of 4000 a few mnths ago then he called me back to state he would take 10000 but i stayed at 4000.he called to let me know that taxes for his bussiness r coming up and business is slow andm he will accept 4000!!!!!!!!!!!!!!!!! .the contracts and search r started TODAY!!!! this is sooooooooooo cooooooool !!.i have a few ideas in mind to generate income from this building!!will let u know the details soon

many challenges to get this deal # 5 done!! been working on completing the purchase of 30*100 wharehouse building.just found out from title company that seller actually did not record the purchase when he purchased this prop from his seller approx 6 yrs ago soooooo now i have to wait for him to RECORD all this info and the seller is in florida!!! sooooo now back to the sfh on river i go to get this deal completed but now the title company says he has a home equity loan on this AND his brother has a life lease on it!!!! before the success academy and help from dg members and deans books i would have probably quit a long time ago on these properties!! but i am determined to do BOTH deals if at all possible!! .i just got off the phone with 3 different attorneys and only one is willing to go into detail with me on the phone to explain my options and possible solutions!! i asked HOW CAN I MAKE THESE DEALS HAPPEN!!! now i have to get the proper paperwork to have the owners brother[sfh] sign off the life lease.also i have to contact the bank that the seller of sfh has equity loan on and ask if i can assume it ar have him assign it to me OR have the bank give me a loan to pay it off and purchase the property outright!!
now i have 2 properties that are potential deal #5's sooooooooooooo in the meantime i am also searching for a more clear or clean purchase that is profitable to complete my 5th deal because time is running out to get my refund and complete my goal of doing 5 deals and getting my refund by march 2010. I WILL REACH MY GOAL DESPITE ALL CHALLENGES!!!!!!!!!!!!!!!!

still plugging at deal # 5 called the seller of 30*100 bld and he is actively getting the proper recorded papers signed.he contacted the previous seller in florida and is getting it DONE!! also talked to bank president on sfh deal on river and she is checking options out for me in the meantime i have to give her my w2s from work to start application for credit.even if this takes awhile i may have access to more $$$$ so that would create another opportunity if nothing else!!.
i have called a few banks to double my line of credit and to my surprise i was very successful!!this will help me in funding an awesome deal when an opportunity arises. YOU NEVER KNOW WHEN AN OPPORTUNITY PRESENTS ITSELF so you have to be PREPARED!! i have seen opportunities present themselves and not be prepared[meaning ME]!! there are some people out there that have succeeded through their hard work and giving generousity and they just may GIVE you that opportunity so do your homework and make yourself PREPARED!!

things are going well fred.have deal # 5 in the works.am EXCITED FOR THIS 5TH DEAL and also excited that i am going for a vacation with my wife with the profit from real estate.a back to back cruise for 2 weeks!!!! first week with my wife and staying on the ship to meet 36 people that my wife assembled to go with us from our town for the second week.EXCITED YOU BET!!!!the edge event is coming uo too .just thinking how grateful i am for everything that has been brought my way.hope to be able to return the good fortune of learning from dean,coaches and great people like yourself!!!!!

yes the heloc is a great tool along with family and friends.after a few deals they realize you have studied enough to use their money the right way and have seen RESULTS!!! what a feeling huh? i am excited for you to be working with Rina too!!!! isnt she awesome!!!!!!! maybe we can get a deal in or two some time .that would be soooo cool to work with both of you at some point!!

deal 6,7,8

hello all and excited to be working on a few deals that i had in the works !! what i thought would be deal # 5 may now be # 6 or 7.depends on which snag i get unravelled first(lol).the 30 *100 warehouse /garage is still getting straightened out with paperwork.i called yesterday to getupdated and should be gwtting underway to sign soon and the sfh on the river that had the owners brother with a life lease on is all taken care of,at least that part.i called the owner and he said his brother signed off.wellllll the title company said no there is no record of him being discharged.had owner contact lawyer and got all paperwork sent to brother and done deal it is releassed!!!!! NOW ON TO THE NEXT problem to solve......the owner has a home equity on this.soooo i contacted the bank that has the loan and talked to the manager.guess what?? the manager lived on my street a few yrs back and i know her well.she explained to me that if i had good credit i could get 80 % of the taxable value of this home to pay off the home equity and gain the title.all i need is 2 pay stubs from work,2 pics of the house and fill out the application!!!!WOW i have been to many other banks [local]and NONE of them had this offer.I had never even paid a glance at this bank in all the yrs i had drove by it and now i know the manager and have built a relationship with its key decision maker.boy after talking with her i found she is VERY CREATIVE!! AND she asked me who i use for an attorney low and behold we use the same one!!! cooool,crazy,and i cant believe it.now i am in the process of solving this last dilema [i hope it is the last}and can close the deal as i have a buyer waiting and calling every day to buy on lease option!!!!!! MAN THIS IS GREAT!!

at the same time i have another project in the works as we speak with Rina .this deal is the same system only a different property!! WOW she can REALLY turn properties over!!!! i am REALLY hoping i can get in 8 deals BEFORE the edge event!!

WOW did we get some snow last night!!! just wanted to get on this morning and make a list of actions to do to keep me motivated today!! feels better to write them down to keep focused.
1]clean the garage
2]call on 2 properties
3]go to bank
4]read dg.com posts
5]watch empowering conversations
6]read a chapter or two of deans your town your profit[only have a few chpts left]
7]drop off bus cards at bank,stores,gas stations,put MORE cards in truck,wallet
8]put up 4 flyers at various locations
9]help my dad
10]pause and reflect on any and all positive things that i am greatful for!!
oh yeah eat lunch!!
have a great day everyone and TAKE ACTION TODAY !!!

update

really nice day out today!! cant wait for spring !!! just an update on the sfh on the river that i have been pluggin awat at.Yesterday i contacted the owner and finally wore him down to purchase this without lease option !! it fmv approx60-65000 AND FINALLY VERBALLY ACCEPTED FOR 45000 IF I CAN GET THE $$ IN 30 DAYS . i am currently actively working on getting the $ for this now. sending the new purchase agreement to him to sign. THIS IS EXCITING since it has great potential AND i have interested buyers that have stuck with me through all the problems that had to be resolved.what a lerning experience. i def would not have continued to the end on this deal if it was not for dean and all the dg.com site people.i really would have quit this deal as soon as i knew the owner had a equity loan on it AND his brother had a life lease on the property!! when this deal is finally done it will feel even more WORTH IT ALL!!!!!
hope EVERYONE takes action today that was just THINKING about it .DO IT NOW !!
YOU WILL BE GLAD YOU DID I PROMISE !!!!
