Today was the first contact I had with Real Estate Agents. The first agent I talked to said there is no-way I can do an assignment of contract, and who ever told me that knows nothing about real estate. He told me Deans program is a scam and I should not have anything to do with investing. He got me second guessing myself. With the next Agent I talked to told me that she does assignment of contracts all the time and don't listen to the first agent, we had a good conversation about real estate. Another thing the first agent told me if I stayed with investing never use his company at all.

I have 3 more interviews on Thursday. I hope they go better.

I confused and still very interested in this business.

Wanting to setup a buyers list

I am having hard time setting up a buyers list. Even though I have flyers up and set up several ads online asking for buyers, business cards printed its only real estate agents who call me. Someone please help me!!!

another way to build a buyers list is going to Real estate investment clubs...Google that with your area, and see if any are around you...Check them out...Could be a great move...I have seen other post on here with people saying it was a great move to do that...You can meet other people trying to do the same thing as you, others looking to buy a lot of properties, and anybody in between...

You can learn alot, as well as meet a lot of people...Pass out your business cards, grab other peoples, and just talk about what you are trying to do...

Congratulations on starting your journel. Marc gave you some good ideas on the buyers list. The more people you meet and talk to the better the chance at building the list. It can be a networking and numbers game. So, make sure you are posting ads, pasing out business cards and netwroking with everyone you meet and good thngs should happen. Good luck on all your deals. So far today I met with A RE Broker/Mortgage Broker/and owner of a RE office, looking good, But still I don't have a buyers list.

Although I don't know what to say about not having a buyers list.

REI Clubs in Central Coast

Hey Marc, its true. I just found out that "veryinterested" is in my local area and there are no REI clubs here. I did find one and tried to get some information and the "president" never returned my call or email. So it looks like we have to start one ourselves or get some people who are already investing to put one together. Some Real Estate Agents dont have any vision.

Hello Friends

Today all I did was answer twitter messages and DG messages. Now I will make a new flier to post around town.

Today I checked twitter returned some messages and put up 25 more flyers, I need to make 25 more and put them up flooding this town and my other areas, I will print up 50 more, bringing the total posted 125, but still no buyers what could I be doing wrong?


BUMMED OUT TODAY

I feel depressed and very alone with this real estate program.

I to talked to my broker/RE agent today we talked about what I want and I want to go about it.....he and she told me I had to be prequalified before i can make an offer, he and she said sellers want to see if you are really serious about making the offer.....I wanted to buy rentals but I need money to do that dang...........................

anyway my RE Agent wants to stayed in touch with me each day and she is going to get 25 properties to look at in the next couple days.

My broker asked me to start a REI Club/Group he said I could use his confrence room and have access to there MLS.

I would say, if you have a poster everywhere you turn, then that is to much...but if it is up here and there, then that aint bad...but to much isn't a good thing either...focus on stores, bulletin boards around town, maybe telephone poles(depends on town regulations)Things like that...If it is everywhere you look, it won't get recognized as much as you would like cause it will get ignored and wont catch peoples eyes...If it is at places that people go, and see it once in a while, then it will be more eye catching to people...

feeling alone/depressed

Everyone goes through that...Real estate investing is not easy by any means...It offers awesome potential, but it doesn't happen over night...It takes time, effort, ambition, determination, and all sorts of WANTING to succeed in order to actually succeed...

There are always going to be good days, bad days, and days that are just ok...Just like with anything else...Jobs, family, friends, or whatever...There are always better days, and worse...

Find something that keeps you pushing...No matter how hard it gets, or discouraging it gets...Fight through all that...

Find good people to surround yourself with...If somebody you were planning on working with is telling you it won't work, then move on...Business is business...Don't feel you owe this agent that you have been talking to anything...

So many agents, but if you find a good one, it can make life so much easier...

My Real Estate Agent and I went to 6 properties, I have 2 buyers wanting properties but because this is my first deal I am very confused on assigning the property's or I don't know if I should have a double closing, i am very confused i re-read the book and I can not find the answer, will someone hare some advice with me.

My understanding from what i have read on post here is it depends on how much do you want to make on the deal. First what is your fee for assigning if its more than say $7,000+ you might need to do a double closing. Most investors and sellers will not mind you making money but if they think you are making too much then they might go behind your back or not work with you. If you are just starting out and want to build a good name for yourself so the first "customers" that you work with recomend your services to others i would do assigment first and as you get more experience then venture to double closing.
Keep up the good work!!! You always have us when things seam gloomy. I'm also just staring our in this road. We can use each other as support. What is your twitter name?

BUSINESS CARDS

Today I left 20 business cards at various houses will go out today and do the same, my real estate agent won't email me back or is always away from her desk when I call, the Real Estate company i work with was so promising and now this............

I emailed 6 brokers today in hopes I find a motivated Agent who will also motivate me more than I am right now........yuck another 6 interviews this time I think I will pick 2 agents, it just upsets me that the last agent worked for a lender before becomming an agent and knew all the ins and outs, the broker who does in house lending and said he would help me alot....o well...life goes on

Interviewing RE agents

Don't be afraid to talk to them any sort of way. They're people like you and me. They're either going to be on board or not at all. Once you get rolling and have back to back multiple closings that will be when those previous RE agents will be seeking you out trying to get a cut of action. Interview them to test their motivation. Everybody has something that motivates them.

Ok your hesitation with whether to assign or to do a double closing. Here are the question(s) you need to ask yourself;

1)Can you qualify for financing for yourself?

2)How long can you afford (*carrying costs) to carry the property before you find a willing and qualified (paying) buyer?

3)Do you have qualified serious buyers on your buyer's list?

If you can answer these questions than your path would be to do a double closing on the property only if you can afford to carry the property with your own money or thru payments to a hard money lender. If you don't want to carry the property then your path will lead you to assign the contract to a qualified investor or end buyer who may also be interested in purchasing the property for their use. HTH you to decide which path you should take.
