Got Philadelphia or South Jersey properties? My 1500 Buyers are STARVING HERE!!!!

If you are looking to assign a property in Philadelphia or the South Jersey area I am going to help you sell that property. I want you to be successful in 2010 so I am going to allow you to access my buyers list of over 700 Philadelphia buyers and 800 South Jersey buyers. It has taken me over a year and allot of time and energy to build this list and I want to share it with you.

Carol,I can't say how impressed I am that you are willing to go this far to help people, but at the same time I want to make a suggestion. Since you worked so hard to build this list,why dont you just offer to sell a property that they lock up as a partner on the deal. This way they make a deal and you get a fee for supplying the buyer.
You are so very kind, I wish you were in the NY area.

I actually have so many buyers and not enough properties (OXYMORON RIGHT) this will help me stay active with my buyers while I don't have any deals for them. Reputation is everything in this business!

I agree on the rep is everything, I wish I could take you up on that offer lol, I don't know anything about NJ AS FAR AS WHAT IS A GOOD AREA AND WHAT IS NOT or I would take the time to look for a good deal. Well if you ever have buyers looking to extend into NY let me know, we could network.

One thing... My buyers are all looking for 70/30 investments. This means that they want to profit 30% after rehab.

I have 1500 buyers all looking for different deals. I would say lock it up if it makes sense and LETS MOVE IT!!!

buyer list in los angeles county

I heard from an agent that finding a good investment real estate in l.a. county has
very hard because there are too many wholesale buyer gobbling up everything. Do you have a any listing or feedback on accomplishing deals faster? I've been reading
and preparing to go 15 hour a day from the day I received Dean's books. Help!!

Wow Carol I had no idea

Wow Carol I had no idea there were so many DG members in the Philadelphia area. This is crazy. We should definitely start a sub group. Do any of you guys attend any of the REI clubs around here? I have been to the DPI meetings and the SJI (gloucester county) meetings so far. I am looking to attend the Camden County meeting this Thursday and I would love to meet up with some other DG members there.

As for setting up our own DG REI Group in the Philadelphia area. Carol you would definitely be on point to lead it, so just let me know when you want me to start building the website. =)

Even if we just got 10 of us together every month at a restaurant or whatever to share and talk ideas and move deals. Everyone I talk to at the meetings I have been to has never even heard of Dean. This could be a really great idea!

Just to double check my math here: your investors want at least 30% equity on the ARV, right? So, for example, if I got a house worth $100K under contract, they would only want to go in at $70K total (offer + repairs + my assignment fee), correct? Thanks again!

Yes you are correct. My Investors are looking for a 30% return. Which is not difficult in today's market.

I think it's a beautiful thing for you to be helping people in this way. As far as I can tell, you didn't ask for anything. Even if you did, I can see where it could save someone hundreds of hours and a whole lot of money on advertising to build a list such as yours.

I could only wish for a similar list here in Los Angeles, CA.
