Yesterday was a BIG day for me. I signed up a lease option tenant. We collected $50000.00 as a nonrefundale consideration fee!! Yippee. Funny I had written down month ago that a goal I wanted to reach was to make 50,000.00 before the end of this year and I did it!!!! This whole deal took me a month to put together but I did it by myself!!!
I can do it...
This was complicated deal but it is done and I really got my company out of a bind.
So more details....we purchased this house as a flip. but it hasn't sold We have been sitting on it for months.Our PM person called his note. Due by 12/30/12. So what I did was I found a rent to own tenant who put 50k down and on a 5 year balloon purchase price of 135k. Then I found another PM person who is lending us 80k at 8% for 5 years. So at the end of the day we are netting 27k.
So much going on. I am also negotiating a package deal of 78 units. I will keep you update.
Last week I made 1k asissting with a friend with a rent to own deal. I just did the paper work.
We have another house pending all cash close in 8 days! Now that is a true cash buyer!!!LOL and Yes I put him on my list.

Can anyone help me with the assigning contract. I do find properties for Sale, and i also find buyers, but my question is, which contract do i use to make the deal with the seller, and most important how do I add the part that Dean say, "and/or assign" clause, or what ms. Carol stinson calls, contingency's to a contract. Do i had write or copy paste into microsoft word one of Deans contracts and then add the assign part? Also, since i want to lock the property with the seller first before reassigning it to an investor, which contract should i use with the investor?
Can anyone help?

You need a purchase and sale agreedment. then you write your name, directly after your name you write and/or assigns. YOu have to know what works in your area. Has a realtor wrote any offers for you yet?? PM ME H. Rod

Lenee you asked how I found my PMs I found them in deffernt way my very first one I found because of an ad I placed that said private money needed secured in first place on real estate.. and I am still doing business with them in fact my personal residence is financed by them. I have 8 PMs, most of them I have met from being in the business and 3 are friends and 2 are family. You just have to tell everybody what you are doing and be excited about it while you are talking!
I just want to thank each of you for taking the time to respond to my post. It means a lot and it truly makes me proud of myself and being part of this family
