30 Days to Real Estate Cash

I started reading Dean's new book. Matt has a helpful run down of what to say when calling a realtor, but, it's for flipping houses. Does anyone have suggestions on things to say for other ways of investing. Fixing and flipping cost money which I do not have. Any suggestions would help. Thanks

Same purpose...

If you're going to be Wholesaling, then indirectly you are going to be fixing and flipping.

You are just the "middleman" between the Seller, and your end Buyer who WILL be fixing and/or flipping. So, your criteria is still the same.

Your primary focus with finding an agent is to find one who is familiar with working with investors. Make a note however... that many to most of the agents you speak with will SAY that they work with investors, but most of them do NOT work with investors on a regular basis.

Your goal is to see if the agent knows what you are talking about. That will let you know if they are a good fit. Any agent who works with investors on a regular basis will know exactly what you are saying.

You can go on Cl under for sale by owner type in the search box
1) motivated seller
2) health issues
3) Died
4) Moving out of state
5) handy man special
6) repairs
7) equity
Cool tlc
9) fixer upper
10) must sell fast

You only need to have like 5 - 10 Real CASH buyers on your list and you good to go. FOCUS on making offers. Don't think too much about creating a website and company.

This is how you know if you got REAL cash buyer on your list
1) ask them when you get them a good deal do they feel comfortable doing the following
-Putting down a non-refundable down deposit of $10k
-Doing all their inspection before contract signing
-Contract is non- assignable.

Please I would suggest you take MORE action as you read Dean's 30 Days to quick Cash and follow his strategies step by step. Please DON'T try to tweak it your own way. Dean Technique works in any market even in your own townand make good use of the tons of good information resources on this website

Cash Buyer Names

Hello,

One of the requirement in the 30 Days book is to ask the real estate agent to find the cash buyer names.
I would like to know, what should I tell the Real Estate Agent, when they ask, why you need to know the Cash buyer names.
