Can anybody help me?

I'm looking for a condo or town house to live with the following criteria:
Size: 2x2 or 2x1
Size: 900 sq/ft and up.
Location: in Miami Beach, South Beach, Bay Harbor Islands, Surfside, Sunny Isles, North Bay Village,
Aventura, Hallandale and Hallandale Beach, and/or Zip codes: 33136, 33128, 33130, 33129, 33132.
Parking: at least one
Maintenance fee limit: up to $400.00/month
Elevator if property is above 1st floor. Prefer higher floors.
High rise building preferably.

Property value up to $150k after 20/30% discount of ARV.
Ex.: ARV=$180,00
Asking price = about $144,000 (20% discount)
Down payment = 20% or about 30K

Terms: Conventional Loan with 20% down. Loan up to $120K including closing cost.
Property needs to be in good shape or a light cosmetic touch up may be accepted.
Tax: low
Restrictions: None or max. 1 year owner occupied accepted.
No violations

I have a pre-approved letter. Good credit.
